RENTAL TERMS AND CONDITIONS OF THE PROPERTY
1. The Property (Casa Andreas, Residencial Los Balcones, Santiago de la Ribera, Murcia, Spain and fixtures and fittings therein) is offered for holiday rental subject to confirmation by The Owner (Andrew and Andrea Caizerques) to The Renter ("the Client and all members of the his or her party").
2. To reserve The Property and required dates, The Renter is to confirm the following by email and pay a non-refundable deposit as below, to The Owner:
- Arrival and departure dates.
- Total number of nights covered in the rental period.
- Total number of people in the party.

Pay a non-refundable of £50 for bookings of up to 7 nights and £100 for all other bookings, into a bank account of the Owner's nomination.
Following receipt of confirmation of the above and deposit, the Owner will send a confirmation of the rental, which constitutes the formal acceptance of the booking.
3. The balance payment of the rent plus a security bond is payable not less than SIX weeks before the start of the rental period.
4. The Renter agree that the maximum number of people in residing in the "Property" will not exceed the total number of people in the party stated in confirmation of the rental.
5. The Renter agrees to pay a £100 refundable security bond into The Owner's nominated bank account, held against loss, damage or the need for additional cleaning. Should the bond be insufficient to cover the cost of returning the apartment to an acceptable condition The Renter agrees to re-compense The Owner for all additional costs incurred above the £100.
6. The rental period shall commence at 4:00pm on the first day and finish at 4.00pm on the last day, however late check outs can be agreed, when practical.
7. Spanish law sets rules and regulations concerning the use of The Property, the communal areas and swimming pool. We ask The Renter not to act in any way which would cause disturbance to people in neighboring properties and to act in good faith in observing the rules and regulations, prevailing at the time of rental. 8. Under no circumstances shall the owners' liability to the Client exceed the amount paid to the owners for the rental period
